Chapter Two returns to Mango Hill with fifth residential site

Brisbane-based developer Chapter Two has acquired two neighbouring properties in Mango Hill with plans to deliver a new residential project of approximately 56 homesites.
The properties at 59–63 Kinsellas Road West were acquired from the Buchanan family, marking Chapter Two’s third acquisition from the family and its fifth residential development site secured in Mango Hill over the past five years.
The acquisition follows Chapter Two’s development of Kinsella’s Rise, a boutique 22-lot residential community, on the neighbouring Buchanan family property it acquired in 2021.
Chapter Two Co-Founder Oliver Bagheri said the latest purchase reflected both the company’s long-term commitment to Mango Hill and its strong relationship with the Buchanan family.
“We have been fortunate to work closely with the Buchanan family over a number of years and are pleased to have the opportunity to continue our investment in Mango Hill,” he said.
“The latest site is well positioned for a new residential community, and we look forward to progressing plans for around 56 homesites.”
Property owner Paul Buchanan said when it came time to sell the family’s remaining land, it made sense to collaborate with a developer they had a pre-existing relationship with.
“When our family sold the neighbouring property to Chapter Two in 2021, we told them that when we were ready to sell our remaining land, we’d let them know,” he said.
“That time came in March this year. We already had several very strong offers on the table, but we had dealt with Chapter Two before and knew we wouldn’t have our time wasted. We told them what we wanted, when we wanted to settle, and we shook hands on the spot.”
The Kinsellas Road West property is also well known locally for the miniature railway built by Paul and Edith Buchanan, complete with trains, tracks and detailed scenery.
As part of the sale, the railway will be carefully relocated to Mr Buchanan’s new property, with Chapter Two helping to ensure it can continue to be enjoyed by the Buchanan family and future generations.
The latest acquisition brings Chapter Two’s Mango Hill development pipeline to five sites secured over the past five years, including the recently lodged $100 million Avela townhouse community.
Avela is proposed to deliver 116 townhouses, providing a more attainable alternative to detached housing for buyers in the fast-growing City of Moreton Bay.
Mr Bagheri said the company’s completed, current and future projects would collectively deliver hundreds of new homes across the suburb.
“Mango Hill has undergone significant growth over the past decade, and we see continued demand for well-designed housing in the area,” he said.
“We have already witnessed the success of Kinsella’s Rise, and with Avela and our other sites it takes our total project value in the 4509 postcode to $200 million. We look forward to continuing to deliver new housing for the Mango Hill community.”
Chapter Two is a Brisbane-based residential developer founded by Oliver Bagheri and Jon Quayle, with a growing portfolio of land, townhouse and apartment projects across Southeast Queensland valued around $600 million.
